Separate sealed bids are now being accepted for the purchase of the real estate
located in Clinton County, Iowa, which includes a 160 acre parcel, mol in Sharon
Township.

LEGAL DESCRIPTION: THE NORTH HALF OF THE SOUTHWEST
QUARTER AND THE SOUTH HALF OF THE NORTHWEST QUARTER OF
SECTION 22, TOWNSHIP 83 NORTH, RANGE 1, EAST OF THE 5TH P.M.,
CLINTON COUNTY, IOWA.
Residential address: 1351 130th Avenue, Lost Nation, Iowa.

TERMS OF SALE: The real estate will be offered as one (1) parcel containing
four (4) forty (40) acre tracts. One of the tracts contains a house with buildings. The
sale price and bids must be for "total price" and not "per acre." Sealed bids should
be mailed or delivered to: Law Offices of Pillers & Richmond, 1415 11th Street,
P.O. Box 435, DeWitt, Iowa 52742.
Bids should be enclosed in separate, sealed envelopes clearly marked "Estate of
Donna L. Stoll - Real Estate Sale." Bids must include name, address and phone
number. Bids must not be subject to any contingencies, such as financing, sale of
other property, etc. Sealed bids will be accepted anytime but must be received no
later than November 1st, 2019 at 4:00 p.m. Bids will be opened on November 1,
2019, at 4:00 p.m. at the law offices of Pillers & Richmond, 1415 11th Street, Ste.
A, P.O. Box 435, DeWitt, Iowa 52742. Seller will select the five (5) highest sealed
bids and the bidders will be notified and may participate in an auction that will
occur in the law offices of Pillers & Richmond, 1415 11th Street, Ste. A, DeWitt,
Iowa 52742 at 4:00 p.m. on November 15th, 2019. At the auction the final five
(5) bidders will have an opportunity to orally increase their respective bids. The
successful bidder at the auction will be required to enter into a real estate purchase
contract with the Seller immediately following the auction. The real estate purchase
contract will be drafted utilizing the standard Clinton County Bar Association form.
The successful bidder will also be required to pay down $5,000.00 in certified
funds on the day of the auction with the balance due and payable at closing. Seller
will provide an abstract of title evidencing marketable title in the Seller. Seller will
pay real estate taxes prorated to the date of closing based on the current year tax
rate. Seller reserves the right to accept or reject any and all bids.
The number of acres advertised is believed to be accurate based upon current

survey and the sale is subject to easements, restrictions and reservations of record.
